Position Summary
Development Director – London
The successful candidate will be based in London and focus on UK markets. This person will have oversight and responsibility for Logistics & Industrial developments, provide strategic technical and transaction support for the acquisition of future UK development sites and ongoing strategic oversight of the development pipeline.
Key Responsibilities
As part of the Development team, take full ownership and overall responsibility for all planning and construction matters of development projects from Initial site inspections, identification early risks and potential issues, Cost planning, Due Diligence, Site purchase agreements, Appraisals, Planning, Risk analysis, Design, Tender and all Construction matters through to Practical Completion and beyond including Tenant liaison and fit out.
Oversee development projects at a Project management & Strategic level.
Agreeing the design, specification and procurement route for projects and working closely with Professional team and Contractors to achieve high quality schemes that remain, on time and on budget.
Covering Speculative and Pre-let projects across Industrial, Distribution and Trade development sectors.
Due diligence pre-acquisition to identify & quantify the impact of title and physical restrictions on design, programme and cost.
Create and maintain Project checklists and Risk registers.
Appoint and manage design / professional team including appointments and warranties.
Manage Planning process from Pre-App advice, submission of Planning application and through to Discharge of Conditions. Including S106, S278 and local authority negotiations.
Advise and manage cost and programme implications of design, specification and programme changes.
Agree Tender process. Issue formal Tender and Select, appoint and manage Main Contractors including all Contract documentation.
Ensure compliance with CDM & health and safety legislation.
Manage construction costs and create accurate cash flow advice.
Monthly reports on cost, programme, appointments, warranties, insurance, disputes and health & safety issues.
Negotiate and agree Pre-let specifications and programme.

Skills & Experience
Minimum 10 years’ experience in the Industrial and Logistics sector
Strong Project Management / Development Management experience
Have experience of large-scale sites with infrastructure works
Ideally due diligence / acquisitions experience
Build relationships with key stakeholders
Familiarity with development / investment models
Good communication and negotiation skills
Good understanding of legal agreements and compliance with obligations
Ability to drive returns by adding value strategically, (i.e. awareness of market trends)
Awareness and interest in ESG and importance within sector
Being commercial, understanding bigger picture including strategic direction of UK logistics business
Willingness to travel throughout the UK
